June 2009 Sunapee Region Real Estate Sales

Despite a dreary month of rain and little sun, June sales were up 20% this past month. I found it quite interesting when speaking with various lenders in the beginning part of June when the rates shot up to 6% and their phones virtually stopped ringing for a couple weeks! I may be slightly exaggerating but it definitely slowed the refi crunch that had been going on. As the rates have come down I’ve seen more and more buyers start making decisions and trying to take advantage of what the market has to offer right now.

Here’s a heads up for buyers looking at property in the low $200′s and under…I have seen a lot of these listings fly off the market. Often times there have been multiple offers. When looking at properties in this price range it is common to see a lot of foreclosures or short sales. Due to the nature of these transactions, it is imperative to have your financing in place and ready to go. Talk to your lender and see if they can get you an approval for financing for the property, not a “Pre-Approval” but a document stating that your income/assets have been verified. This will make your offer look that much stronger and if there are multiple offers this is a must.

Thats great your sales are up. Ours have improved also in Bergen County New Jersey. Lets hope it can continue, if the rates stay ok it should.

Thanks Richard. It’s nice to finally have some positive numbers to work with! It will definitely be interesting to see what happens with rates toward the end of this year. Glad to hear the Bergen County market is improving!
