Land Sales 2009 – Lake Sunapee Region

Below is a chart detailing historical land sales in the Sunapee Region. Sales are down over 21% compared to last year and it’s the first time since 2003 that the average sales price has decreased. In 2003 it dropped barely $4,000 and in 2009 it dropped over $40,000!!! Needless to say we were in need of some price correction in the area but I feel that right now land is an extremely good buy. Lately, there have been a few sales where the list price to sales price has been over a 30% difference. Not every deal can be like that, but in today’s market you never really know unless you give it a shot and have the patience to see it through.
