August 2010 Home Sales Lake Sunapee Region

This past month, sales in the Lake Sunapee Region were at the same level that they were in August of 2009 with 32 home sales. The major difference is that in 2009 the median sales price for August was $202,500 and in August  of 2010 the median sales price was $251,500 which is a $49,000 increase! Not that our market is “hot” but it is definitely handling the economic downturn significantly better than other states and towns. In July the national media was crying the housing woes when sales dropped significantly.  Even our region was affected with a 34.7% decrease in sales. I decided to do a quick look back and see how 2010 is stacking up against 2009. We are  up 5% (12 homes) compared to 2009′s sales but if you look at the charts below you will see that our median sales price is up $16,000 which I feel is a good sign.

To me, I think it is extremely important to take  what the national media says with a grain of salt and take a hard look at your local market because real estate is local!
