There was a total of 29 sales in 2011 which consisted of 25 homes on Lake Sunapee and 4 homes on Pleasant Lake, a 38% increase in lake sales compared to last year!</p>
<p>The median sales price has dropped down to $930,000 and with Jumbo Loan rates at 4.5% and lower, affordability is at an all time high. Below is a series of charts detailing the historical sales on Lake Sunapee, Little Lake Sunapee and Pleasant Lake. The charts will show you sales information from 2003 until 2011 detailing the change in sales volume, median sales price, average sales price, days on market (DOM) and number of sales.</p>

for New Hampshire real estate</h2>

<p>Having the first presidential primary and the associated worldwide press coverage might be good for New Hampshire real estate. Most press commentary on our state appeared to be quite positive, which has not been the case in some other states.</p>
<p><img src="http://www2.realtoractioncenter.com/images/content/pagebuilder/francese.jpg" alt="francese.jpg" width="250" height="155" align="right" border="0" hspace="10" vspace="10" />However, the past several years here have not been kind to either home sales or home prices. (Please see charts 1 and 2 below.) Since 2007, annual residential home sales in New Hampshire have been below 11,000, condo sales have been below 3,000, and mobile or manufactured home sales have been below 1,000.  Meanwhile, home prices for all types of dwellings have been flat or trending down for each of the past five years.</p>
<p>Residential homes have been about three-quarters of all home sales over the past five years, and in general their selling prices fell more rapidly than unit sales. The 10,700 residential homes sales in 2011 were only 11 percent below sales for 2007, but median home price dropped 23 percent in that five-year period.</p>
<p>For condominiums, which were 18 percent of all homes sold, sales in 2011 were 39 percent below those in 2007. But during the past five years, their median selling price fell only 18 percent. As a result, the median selling price of a New Hampshire condo in 2011 ($155,000) was 77 percent of the $201,700 median selling price for a residential unit.</p>
<p>Looking at the lack of sales growth and absence of any price appreciation over the past five years, as seen in Charts 1 and 2, the obvious question is this: What must happen to change this pattern over the next five years?</p>
<p>New Hampshire has several key economic advantages over other states in New England and the nation. We have the fourth lowest unemployment rate in the nation at 5.2 percent (compared to 8.7 percent for the country) and by far the highest index of economic activity in this region, and ours is a full 20 percent above the national index.</p>
<p>Our state also has the seventh-highest median household income ($61,000, compared to $50,000 nationwide in 2010), as well as the nation’s lowest crime rate and one of the nation’s lowest personal tax rates that leads to low average business costs.</p>
<p>But we’ve had those advantages for some time, and the best we can say is that without them, things would likely have been much worse. Despite New Hampshire’s considerable economic advantages, there were 10,000 fewer workers in our state in 2011 than there were in 2007. After increasing early in the past decade, labor force growth in New Hampshire has been virtually stagnant over the past five years.</p>
<p>The most recent Census Bureau estimates reveal that since the 2010 Census was taken, New Hampshire has had a net loss of over 3,600 people to other states and that our overall population growth rate, which used to be over 1 percent per year, is now one-tenth of one percent per year. Over the past decade, our state lost 22,000 children and 60,000 young adults while gaining 65,000 residents ages 60 or older.</p>
<p>The bottom line is this: Our state needs more young people and more housing that they can afford. Why? Because long-term housing demand is fueled by young adults starting new families and buying homes. Our state is very attractive to retirees and second home owners, but has not been so attractive or welcoming to young families.</p>
<p>Portsmouth was recently written up in a national magazine as one of the best, and cheapest, places in the nation to retire. That’s nice. But it would be so much better for home sales and home prices if our state could somehow get written up as a great place to live as a young person and raise a family.</p>
<p>Before the next presidential primary, perhaps a consortium of organizations here might think about creating a multi-year online promotional campaign that would describe the opportunities New Hampshire has for young adults and talk about all the reasons why our state is such a fine place to raise a family.</p>
<p>Over the past decade, new housing in New Hampshire has favored anyone over age 55. Perhaps if over the next decade new housing favored younger people, we just might see a more positive trend in home sales and home prices.</p>
<p>Table 1 below shows that between 2010 and 2011, the number of homes sold increased in five counties, but decreased in five with no discernable pattern. Statewide, the number of residential homes sold edged up 2 percent, but the median selling price of those homes slipped 6 percent. Condominium sales were down 3 percent, and median selling price in 2011 was 6 percent below 2010.</p>
<p>Median residential selling price declined in every county except Belknap and Grafton, where prices edged up a fraction of one percent. Condo median selling prices dropped everywhere except in Rockingham County.</p>
<p>Perhaps a reason for home sales increasing the most since 2010 in Carroll, Belknap and Rockingham County is the high density of second homes. They are 42 percent of all dwellings in Carroll, 28 percent in Belknap and 26 percent in Rockingham County. According to a special tabulation of data from NNEREN, the statewide multiple listing service, one in three homes sold in Carroll County in 2010 was purchased as a second home.</p>
<p>As soon as the full 2011 buyer origin data on home buyers is published by NNEREN later in January, we will post a special report on the NHAR website discussing out-of-state buyers and second-home buyers in 2010 and 2011.<strong><br />

No I don&#8217;t have any amazing predictions, but we&#8217;ve now made it through FOUR years of a depressed market. Every year that goes by gets us one step closer to hopefully a more balanced marketplace.</p>
<p>As you will see below, I have compiled an immense amount of data from our local real estate market. In this post I am just sharing the overall snap shot of 2011 compared to previous years.  I will be posting much more detailed information on specific parts of the market segments, for example &#8211; waterfront property stats and individual town and price point snap shots. If at anytime while you are reading this you feel as though I have left something out, please let me know!</p>

<p>I would like to highlight a few of our primary towns and how they held up in 2011.</p>
<p><span id="more-2123"></span></p>
<ul>
<li>Home sales in New London, NH were up 6 sales compared to 2010 but down 3 home sales from 2009. The median sales price is down $58,625 to <strong>$283,875</strong></li>
<li>Home sales in Sunapee, NH were up 3 sales compared to 2010 and down only 2 home sales from 2009. The median sales price is up $205,450 to <strong>$499,000</strong></li>
<li>Home sales in Newbury, NH were down one sale compared to 2010 and at the same level of home sales in 2009. The median sales price is up$93,562 to <strong>$331,500</strong></li>
<li>Home sales in Grantham, NH were down 12 sales compared to 2010 and up 7 sales since 2009! The median sales price is down $31,500 to <strong>$258,500</strong></li>
<li>Home sales in Warner, NH were down 5 sales compared to 2010 and only down 2 sales since 2009. The median sales price is down $14,050 to <strong>$199,900</strong></li>
<li>Home sales in Sutton, NH were down 4 sales compared to 2010 and down 11 sales since 2009. The median sales price is up $29,500 to <strong>$210,000</strong></li>
</ul>
<p>As you will see, the numbers are still down in some of our primary towns and due to a higher than normal amount of high end sales, the median prices are fairly elevated for Sunapee and Newbury.  As I have said numerous times before, if you have been on the fence about buying, I believe now is the time if it makes sense for you financially. I am not just saying this because of the low prices but because of the historically low rates that are STILL available today. As I discussed in a previous post in 2010, <a href="http://www.sunapeeregionblog.com/2010/11/the-true-value-of-todays-real-estate-market-and-rates/" target="_blank">The True Value of Today’s Real Estate Market and Rates</a> – the long term value today’s market provides is substantial. It’s impossible to say exactly when each local market is going to rebound and if we are at the bottom but I have to believe we are either at or extremely close to the bottom of the economic downturn in our region. Over the next couple years we will most likely see median home prices and home sales increase positively.</p>
<p style="text-align: left;">In the charts below, I have detailed out the historical sales information for the majority of the towns we service. <p>The lack of snow here in New Hampshire has been a bit brutal but we&#8217;ve finally had some cold weather this week and Mount Sunapee has been cranking out the snow as fast as they can. One nice part about the cold temps and lack of snow is that the lakes are frozen over and are great for ice boating/sailing. I watched a bunch of people on Otter Pond sailing across the ice the other day but unfortunately I didn&#8217;t have time to stop and take pictures. However, to show you the intensity I included an awesome video below from last year on Lake Winnipsaukee&#8230;looks like one heck of rush!</p>

Kearsarge. I chose the Warner &#8220;Rollins Park&#8221; side. I had never gone up this side and for some reason thought it was going to be a 2 mile hike up the access road to the trail head. Turns out it&#8217;s just over 3.5miles and then you have a short half mile hike to the summit.</p>
<p>The access road was beautiful. Roughly three inches of untracked fresh snow.</p>

<p>The views from the parking lot are outstanding. I&#8217;ve decided that this really is the perfect mellow winter hike as you don&#8217;t have to worry about tons of ice and rocks and the setting is just great.</p>

<p>Getting to the trail/access road is pretty easy. If you are coming from the south just take Exit 8 onto Main Street in Warner and head up Kearsarge Mountain Road. From the north, take Exit 9 to Main Street. Kearsarge Mountain Rd is right next to Sugar River Bank.</p>

But, at the moment there are 6 properties under contract in <a href="http://www.sunapeeregionproperty.com/area/newbury">Newbury</a>, so the year end sales should be about the same as last year. The big difference though is in the median sales price which is up $112,562.  I think one of the major reasons for this price jump is because there have not been many sales this year under $300k. Last year 2010 there were only 2 sales in the $300k&#8217;s and this year there have been nine sales in the $300k range!   The percentage change from list price to sales price has actually gone up from 12.3% to over 18%!</p>

As you will see in the charts below, home sales as of today are 5 sales below that of 2010′s year-end sales. But, at the moment there are 13 properties under contract in <a href="http://www.sunapeeregionproperty.com/area/sunapee" target="_blank">Sunapee </a>so the year end numbers are starting to look better! The median sales price in Sunapee has come up over $156,000 (eight sales over 1million tend to skew things a bit)!  The percentage change from list price to sales price has only come down slightly to just over 12 percent.</p>

As you will see in the charts below, home sales as of today are ahead of 2010&#8242;s year-end sales. We are only 2 sales above last year but at the moment there are 6 properties under contract in <a href="http://www.sunapeeregionproperty.com/area/new-london" target="_blank">New London</a>. The median sales price in New London has come down over $58,000 but the percentage change from list price to sales price has gotten lower which means people are listing their properties more appropriately to the market.</p>
