This is only 5  sales higher than in 2012 but pending sales in April are up over 47% when compared to April 2012!  The local real estate market really seems to be heating up. Inventory has been on the rise so we are no longer looking at as much of a shortage in housing options and as the pending sales indicate, buyers are out there making decisions.</p>
<p>Statewide home sales are also looking strong. The latest information from the New Hampshire Association of Realtors shows that YTD sales ending April 2013 are up 8.8% and median price is up 5.3% to $199,00.</p>

Home sales more than doubled with 51 sales when compared to March 2012 that only had 25 sales. Year to date home sales are up 12.5% compared to the same time frame in 2012. From what I&#8217;m seeing in the market, if a property is priced right it does not last long before a buyer comes in. This &#8220;urgency&#8221; of decision making is definitely something that has not been around in a long time. I started my career in real estate almost 8 years ago and for the first time I am now telling buyers that if a house fits what they are looking for and the numbers work it&#8217;s time to make a decision. If you wait, chances are good that property won&#8217;t be available. So if you are out there looking, get <a title="Home Buying Tips" href="http://www.sunapeeregionblog.com/2010/06/real-estate-tips-101-import-costs-every-home-buyer-should-know/" target="_blank">your ducks in row</a> and be prepared to take advantage of the historically low prices and rates!</p>

Median price year-to-date is up just over $4,000 when compared to 2012, at $187,450. Even though sales for February were down slightly compared to last year, our market has been extremely busy. The current inventory is still quite low although that is improving each day as we ease into the Spring market.</p>

<p>NH SkiUp was created as a way to bring local businesses in the Lake Sunapee Region slopeside to Mt. Sunapee.  Sunapee tends to be a day trip resort, so we thought why not showcase some of the awesome local food vendors and <a href="http://www.nhskiup.com/sponsors/" target="_blank">businesses</a> in a good old-fashioned tailgate. Our tailgating food has been generously donated, featuring buffalo burgers and sausages from <a title="Yankee Farmer's Market" href="http://yankeefarmersmarket.stores.yahoo.net" target="_blank">Yankee Farmer’s Market</a>, massive Italian Subs from <a title="Marzelli Deli" href="http://www.themarzellideli.com" target="_blank">Marzelli Deli </a>and ridiculous pulled pork from the <a href="http://appleseedrestaurant.com" target="_blank">Appleseed Restaurant</a> featuring Pete’s amazing BBQ sauce.</p>
<p>It’s only $55 to enjoy the festivities which include an all day ski pass (before March 9<sup>th</sup>), raffle ticket and lunch. If you already have a ski pass or just want to attend it is just $6 for lunch and a raffle ticket or $8 cash day of.</p>
<p>All net proceeds are donated to the <a href="http://nehsa.org" target="_blank">New England Handicapped Sports Association (NEHSA)</a>. Founded in 1972, NEHSA is a non-profit organization run by and for individuals with disabilities who want to enjoy active and independent lives through participation in sports. I can’t say enough good things about this incredibly strong and dedicated group, I’m pumped that NH SkiUp can support their cause.</p>

The median sales price is down $99,450 to $232,050<strong>. </strong> Home inventory in Newbury as of today is pretty low with only <a title="Newbury Homes For Sale" href="http://www.sunapeeregionproperty.com/area/newbury" target="_blank">28 homes actively for sale</a>. As I mentioned in my last post about <a href="http://www.sunapeeregionblog.com/2013/02/new-london-nh-real-estate-spotlight/" target="_blank">New London</a>, with inventory in the immediate area being so low, now is a great time to put your home on the market. Buyers are looking and the confidence in our local real estate market has been encouraging.</p>

Home inventory in Sunapee as of today is fairly average at <a title="Sunapee Real Estate" href="http://www.sunapeeregionproperty.com/area/sunapee" target="_blank">65 homes actively for sale</a>. As I mentioned in my last post about <a href="http://www.sunapeeregionblog.com/2013/02/new-london-nh-real-estate-spotlight/" target="_blank">New London</a>, with inventory in the immediate area being so low, now is a great time to put your home on the market. Buyers are looking and the confidence in our local real estate market has been encouraging.</p>
<p>While the real estate market numbers have been positive, I am hoping that we do not see a big jump in home prices&#8230;sorry sellers. If prices jump too early I think it could have a negative affect on our local market. Selling is always a great idea if it makes sense for your situation and a slow increase in property values is always best.</p>
<p>Below are some charts showing historical real estate numbers for Sunapee as well as information regarding the average difference between listing price and selling price for homes in Sunapee&#8211;this is great information for those of you looking to buy.</p>

Sales were up 29.31% and both the median sales price and average sales price saw solid increases.</p>
<p>Besides these totals, I also ran numbers just on New London, Newbury and Sunapee as they tend to be the most active in our region. As you will see, sales in these three towns (TriTown) were up 75% compared to 2011.</p>

<p>The difference between the listing price and the actual sales price is a key statistic to be aware of. This difference can range from selling at the listing price (very attractive unique property at the right price) too in some extreme cases over a 60% difference from list price to sales price. Buyers market or not, I feel it is always good to give something a shot and at the very least, let your interest level be known. Worst case the seller may say &#8220;no&#8221; but there is a chance you could be coming in at the right time.</p>
<p>What&#8217;s interesting about the information below is that looking back to 2010 the average percent off listing price was 17.75% then in 2011 it went up to 20.61%. As you will see below the average has actually dropped significantly all the way down to 12.37%. Respectively the median price has not had the majors swings like the average over the years and is trending just under 11%.</p>
